Every job at once, for the metro you pick. House washes and roofs are priced by stories and a size bucket (bedrooms), the way a homeowner describes their house. Driveways go by car count. Numbers are rounded to $5 and labelled typical: they are a starting point, not a rule.

How these numbers are made
Two inputs, both public, and nothing else:
- A national starting template. Ranges for a medium, 1-story house wash ($300–$365 at the US average), roof soft wash, driveways by car count, patios, decks and gutters, with a 2-story upcharge and a size step for each bedroom bucket. It is the same template our demo calculators use, and we check it against public cost guides. For example, Fixr lists a national range of $450–$700 for roof cleaning (Fixr, roof cleaning cost, checked September 2026); our 1-story medium roof soft wash starts at $450–$600.
- Your metro’s price level. We multiply the template by the US Bureau of Economic Analysis’s regional price parity for your metro (all items, 2024 data, released February 2026). Dallas–Fort Worth sits at 103.1 and Knoxville at 92.6 against a US average of 100. We cap the effect at ±10%, so Miami (114.2) is treated as 110.
What this can’t know: your insurance, your equipment, how dirty the houses are where you work, and what the company down the road charges. Owners on PressureWashingResource say it plainly: “Im somehow always too high… i have companies in my area quoting people $195 for roofs like that” (PWR, 2025). Use the range to check you’re in the right neighborhood, then price for your costs.
Set your minimum
Every job has a floor: the drive, the setup, mixing chemicals, packing up. The calculator shows a typical minimum job for your metro (about $200 at the US average). To set yours, add your round-trip drive time and setup time, multiply by what an hour of your truck and crew costs, and add chemicals. If a patio alone comes out under that number, the minimum wins.
